01Neighbourhoods
Where families live
Mumbai is a string of very different villages joined together. Each neighbourhood has its own character, prices and way of life. The right choice depends on where you work, your children's school run, and how you want to live outside office hours.

02Housing Market
What rent costs in 2026
Land is scarce in Mumbai, and every square metre is fought over. Expect to pay 2-3× what you would pay in Hyderabad or Pune for the same space. In return you get global connections few cities can match, extraordinary colleagues and a city that never switches off.
| Area | 3BHK / Month | 4BHK / Month | What You Get |
|---|---|---|---|
| Bandra West | ₹2L to 5L | ₹3.5L to 8L | Sea-view Pali Hill apartments, Bandstand proximity, premium gated society |
| Powai | ₹1.5L to 4.5L | ₹2.5L to 6L | Hiranandani lakefront family complexes, clubhouse, strong school catchment |
| Juhu | ₹1.5L to 4.5L | ₹3L to 8L | Beach access gated enclaves, celebrity neighbourhood, airport 20 minutes |
| Worli / Lower Parel | ₹3L to 5.5L | ₹3.5L to 10L | Corporate luxury towers, Sea Link access, mills-to-luxury redevelopment |
| Malabar Hill | ₹2.5L to 4L | ₹4L to 8L | Elite low-rise villas, maximum security, sea views, very limited supply |
| BKC | ₹1.5L to 4L | ₹3.5L to 12L | Finance zero-commute, modern managed towers, Metro Line 3 at the door |
| Andheri West | ₹90k to 1.8L | ₹1.5L to 3L | Good value vs Bandra, entertainment hub, airport proximity |

- Security deposit: 2 to 3 months (standard) up to 6 months (premium), fully refundable when the Leave & License (the standard Indian lease) ends
- Lock-in period: 12 months standard (up to 24 months in the luxury tier); two months' notice after lock-in
- Annual escalation: 5-10% per renewal cycle, negotiable on multi-year corporate Leave & License agreements, which IKAN handles end-to-end
- Registration: Mandatory, the Leave & License agreement must be registered with the Sub-Registrar, costs typically split equally between tenant and landlord
- Brokerage: Typically one month's rent, IKAN's home-search service manages all broker negotiations and viewings
- Furnishing: Most apartments are semi-furnished (wardrobes, kitchen, AC); fully furnished options are rarer and carry a 10-25% premium
- Utilities: Electricity is paid by the tenant (Adani Electricity or BEST); cooking gas is either piped PNG billed monthly by Mahanagar Gas (MGL) or refillable LPG cylinders; society maintenance (water, lift, security, common areas) is usually the landlord's
- TDS: Tax Deducted at Source applies when monthly rent exceeds ₹50,000, Section 194-IB at 2% (from 1 Oct 2024) where the landlord is resident; rent paid to an NRI landlord (an Indian living abroad) instead falls under Section 195 at higher rates
- Documentation: Passport, FRRO and Visa. IKAN helps negotiate and prepare your Leave & License.
- Foreign nationals: The rental agreement is submitted to FRRO with your registration (within 14 days of arrival for endorsement-carrying visas) and the landlord must file Form C with the local police, IKAN manages all compliance
- MMR (Mumbai Metropolitan Region) appreciation: 15-25% across Bandra, Powai, and Andheri over 24 months
- Navi Mumbai Airport (opened December 2025): Driving capital appreciation in Kharghar and Panvel
- Coastal Road Phase 2: Juhu-Bandra connection reshaping northern suburb premiums
- New supply: Ultra-luxury launches in BKC and Worli by Lodha, Godrej, Rustomjee
- Atal Setu effect: The Mumbai Trans Harbour Link has pulled Ulwe, Dronagiri, and Uran into the rental map, with yields running 1-1.5 points above island-city averages
- Rental yields: Gross yields sit at a thin 2.5-3.5% in South Mumbai but reach 3.5-4.5% in Powai, Andheri East, and Chembur, the city's value sweet spot for serviced corporate leases
- Best value segment: Ready-to-move 2-3BHK stock in Chembur, Wadala, and Vikhroli along the Eastern Freeway and Metro Line 4 corridor offers the strongest rent-to-space ratio for relocating families
- Room to bargain: A surplus of homes still being built in Lower Parel and Prabhadevi gives tenants and company leases real room to push on rent and lock-in terms outside Q4
- NRI & corporate demand: A weaker rupee and the growth of global capability centres (GCCs, the big in-house tech and operations hubs of global firms) in BKC and Powai are sustaining premium-lease absorption, keeping vacancy tight in managed, RERA-registered towers
